OUR MISSION

Successful projects start from a position of trust. We are willing to go deep into explanations of obscure details or processes to develop trust. We openly share information about how we arrive at project costs, sub-contractor selection, or necessary timeframes. We perform all cost and materials estimating ourselves, and we don’t do high-volume project bidding. Our typical process involves preliminary cost estimating and assessment of critical path items and issues.  Once selected as your building partner, we will provide refined cost estimates and other insight to arrive at a mutually agreed upon scope, cost, and timeframe for completion.  We have an extensive history of completed projects and references from past clients. Word of mouth has been our marketing mainstay for more than two decades, though changing times have created opportunities on the internet, which will provide valuable exposure to clients from broader circles that word-of-mouth does not necessarily reach. 

OUR VALUES

Van Zandt was founded by Brian Neville in 1998 as a residential design-build services firm. Typical projects ranged from porch and deck additions to entire-house remodels and additions.  Brian’s education and experience as an architect was key to most projects, where Brian was both designer and builder.

After obtaining a Master’s degree in real-estate development from the University of Washington in 2011, Brian opted to narrow his work to general contracting, partnering with architects to build and develop residential properties in central Seattle.  

Between 2011 and 2020, Brian developed, built, and sold 7 spec houses in Seattle, and completed 20+ residential remodels and additions.  Since 2020, Brian has focused on building new houses, additions, and remodels for homeowners.  He has been brought in by architects and helped owners to locate appropriate design services to imagine, refine, and realize their dream homes and spaces.

With the number of projects being done at any one time being limited to 2-3, Brian remains personally involved with every aspect of each project.  During pre-construction, he works with homeowners and architects to identify opportunities and challenges to work through or with them.  Construction cost estimates form the basis for the work Brian does, eventually becoming cost schedules that provide a detailed map of the building process, from scheduling to billing to completion.

But costs are just the starting point.  Brian serves as project manager and site superintendent, ensuring complete continuity in communication throughout each project.  Brian’s crew is small and highly skilled, and he has been partnering with many of the same sub-contractors for years, if not decades.  While every project Brian takes on has unique challenges, there is very little that Brian has not done in some form on previous occasions, and he brings that experience to every project to accurately define scopes, costs, and timeframes.

OUR STORY

BRIAN NEVILLE | Owner & Founder

Grew up in Denver, graduated from Middlebury College, received master’s degrees in architecture and real estate development/finance at the University of Washington. Brian worked as a carpenter in his youth, as an architect in his early career, and has been working for himself since 1997. He lives in the Capitol Hill neighborhood in Seattle with his wife and their beloved dog, and has two grown kids. Brian loves the outdoors, has been a lifelong backpacker, skier, mountain biker, and enjoys city living, culture and tennis. He also has a bit of motorcycle problem.

JARED BENDER | Master Carpenter

Generally capable of making just about anything, Jared has been with Van Zandt for over a decade. He has an undergraduate degree in art from Millersville University in Pennsylvania and a master’s degree in fine art from the University of Washington, specializing in sculpture. He lives in Burien with his partner and their Husky. He is an avid fisher-person, and is passionate about cooking, camping, hiking and home improvement.
